<p>The Project Manager leads Zaleej’s real estate development and construction projects from concept through to handover, covering mid- to large-scale residential, commercial, and mixed-use developments across Kuwait. The role takes full ownership of project lifecycle delivery — design coordination, permitting, tendering, construction supervision, commercial administration, and closeout — while managing multidisciplinary teams, external consultants, and contractors. Success in this role is measured by on-time, on-budget delivery, quality of finished assets, and the strength of relationships built with consultants, authorities, and internal stakeholders.</p>
<h4>Key responsibilities</h4>
<p><strong>Project planning & delivery</strong><br>
Lead the full project lifecycle from initiation and feasibility through permitting, tendering, construction, and closeout.<br>
Develop and manage detailed project execution plans (PEPs), budgets, schedules, and resource allocations.<br>
Forecast project cash flow requirements and coordinate timely contractor and consultant payments to maintain project momentum.<br>
Select and onboard suitable consultants, contractors, and vendors, ensuring competitive pricing and proven capability for the scope at hand.<br>
Coordinate closely with architects, engineers, quantity surveyors, legal consultants, and government authorities for permits and regulatory compliance.</p>
<p><strong>Team & stakeholder management</strong><br>
Lead internal project teams and supervise external consultants and contractors, providing clear direction and accountability for performance.<br>
Serve as the primary point of contact for all project stakeholders, including senior leadership, regulatory bodies, and utility providers.<br>
Develop and mentor junior team members through structured on-the-job training and clearly defined performance objectives.</p>
<p><strong>Construction oversight</strong><br>
Monitor site activities to ensure adherence to scope, schedule, budget, quality, and safety standards.<br>
Conduct regular site visits, chair weekly progress meetings, and issue concise project status reports to senior management.<br>
Identify and proactively mitigate risks, change orders, and project delays.</p>
<p><strong>Commercial & contractual administration</strong><br>
Negotiate cost, scope, quality, and schedule terms with consultants, contractors, and suppliers to protect commercial and delivery outcomes.<br>
Review, negotiate, and manage construction contracts, procurement schedules, and tender documents.<br>
Approve invoices, monitor financial performance against budget, and enforce cost controls.</p>
<p><strong>Reporting & documentation</strong><br>
Maintain accurate project documentation including progress reports, meeting minutes, variation logs, and regulatory submissions.<br>
Provide regular project status updates to senior leadership, including risk assessments, mitigation strategies, and forward-looking recommendations.</p>
<h4>Requirements</h4>

<li>Strong working knowledge of Kuwait’s building regulations, permitting processes, municipal approvals, and construction safety standards.</li>
<li>Proficiency in project management and design software, including Primavera P6, MS Project, and AutoCAD.</li>
<li>Bilingual fluency in English and Arabic (written and spoken) — essential for liaising with authorities, consultants, and contractors.</li>
