<p>The AVP Operations supports the department in meeting/exceeding Net Operating Income (NOI) projections, maintaining the physical condition of the asset, and ensuring compliance with legal requirements and URC policies/procedures . Through rigorous oversight of property operations, and proactive engagement with tenants, contractors, and regulatory bodies, the AVP Operations ensures that the asset delivers optimal returns, maintains superior condition, and provides an exceptional experience for all stakeholders.</p><p>Assisting the line manager in formulating the department strategy, improving performance, procuring material and resources, and securing compliance Implementing the strategic business plan for the properties to drive footfall at the property(s) with the aim of attaining the company rent/revenue targets and profitability. Develops the annual capital expenditure and operating budgets for assigned property(s), and continuously monitors performance against budget. Operates property(s) in accordance with the management contracts and approved annual budget. Ensures all Property Management policies, procedures and operations are executed to standard. Red Switch Technician I will be required to operate and maintain the DRSN facility in accordance with Defense Information Systems Agency (DISA) Regulations and guidelines. Responsible for organizing and implementing system and office upgrades with Raytheon, DISA and local offices. Prepare and maintain DRSN facility in accordance with various agency checklist requirements such as Quality Control (QC), DRSN Security, DISA Performance Evaluation (PE), Communications Security (COMSEC), etc. Responsible for ensuring subscribers are trained on the features and capabilities of their phone instruments and are operating their DRSN phones within the prescribed security requirements. US Citizenship is Required to obtain a US Govt Secret Security Clearance, and for facility access. Operationally checks repaired or modified systems for proper operation. Repair and replace aircraft structures, such as wings and fuselage, and functional components including rigging, surface controls, and plumbing and hydraulic units, using hand tools, power tools, machines, and associated equipment. Read and interpret manufacturers and maintenance manuals, service bulletins, and other specifications to determine feasibility and method of repairing or replacing malfunctioning or damaged components. Qualifications Education / Certifications: • High School Diploma • Must be able to obtain/maintain the following required certifications/qualifications: Applicable Support Equipment licensing: + “I” Level & “O” Level Tire & Wheel certification + Hydraulic Contamination certification + Collateral Duty Inspector (CDI) qualification + Corrosion Prevention and Control and Aircraft Paint qualification + “I” Level Battery Maintenance certification Experience: • Five years of hands-on aviation ground support equipment maintenance experience preferred. A combination of formal education, technical schools, and practical experience may be substituted. • Naval Aviation Maintenance Program (NAMP) 4790.2 or equivalent experience with Air Force Instruction 21-101 preferred. • Must have a working knowledge of first aid procedures to be used in an emergency. • Must have a strong knowledge base of aviation maintenance programs, processes, and procedures (example: Safety, Tool Control, HAZMAT, inspection programs, administrative requirements, support equipment, calibration/torque programs & procedures). Specific Requirements: This position requires the ability to obtain and maintain a Department of Defense (DoD) Secret Level security clearance. • Must be United States (U.S.) citizen , be able to read, write, and understand the English language • Must be able to obtain a United States Passport. If you currently possess a United States Passport it must have at least 24 months of time remaining before expiration. • Must have a valid U.S. Driver’s License. • Must be willing to follow Kuwait Labor Law policies and able to adhere to and comply with all Kuwaiti Labor and Immigration requirements. • Must be willing to administrate, maintain, and manage maintenance programs (ex. Tool Control, HAZMAT, FOD, MetCal, etc…) as required by local policies. • Must be willing and able to comply with all program functional requirements to include but not limited to: The performance of “I” Level maintenance functions in support of In-Flight Refueling Reel/system maintenance, NLG & MLG Tire re-building, MLG Brake repair/rebuilding, Battery maintenance support, and Oxygen Regulator testing/repair. • Must be willing and able to deploy off-site as required to support Kuwait Air Force operations. • Must be willing to work flexible hours, to include day shift, night shift or weekend duty and travel as part of a maintenance recovery team as required. • Must have the ability to communicate clearly, concisely and follow instructions when directed on assigned tasks. • Have a strong knowledge base of intermediate level maintenance business practices and procedures • Must have skills and aptitude to cross train and/or support other maintenance technicians in completing assigned maintenance actions. • As a Subject Matter Expert, must be willing to perform in-depth research, troubleshoot, and perform “O” level, “I” level, and commercial level maintenance functions on all applicable SE systems and components necessary to return equipment to a Ready for Issue (RFI) status; this includes determining material requirements, researching part numbers, ordering, tracking, and receiving materials as required to facilitate SE inspections/repairs. • Must be able to communicate directly with the customer, pilots, air crew members, management, and maintenance personnel to gather and relay pertinent data/information necessary to ensure equipment is available to support aircraft launches and maintenance. • Must have an in-depth knowledge of applicable technical orders/job guides/publications—read, interpret, follow and comprehend schematic diagrams, drawings, charts and technical publications. • Must have an in-depth knowledge (aircraft/vehicle movement and safety/hazards) of flight line operations. • Must be able to overcome cultural differences and to think outside the box, innovate, and provide solutions to the many complex problems and obstacles associated with international contracting and desert climate operations. • Must perform as a team member, contributing to the success of the KC-130J / Common Support Equipment (CSE) Program. • Must be willing and able to work with hazardous materials and conduct specialty on-the-job training. • Must be dependable and timely in managing assigned tasks, perform consistent quality maintenance. • Must have a proven ability to work independently with minimal direction. Material & Equipment Directly Used Uses digital multi-meters, voltmeters, ohmmeters, frequency counters, oscilloscopes, diagnosing software, circuit card testers, transistor testers, and hand tools to analyze, diagnose, and repair applicable Support Equipment. Working Environment Environmental conditions are diverse and could range anywhere from an office environment where there is little or no physical discomfort to an environment where inclement weather may subject individuals to severe changes in temperature, less than adequate lighting, dust and wind. On occasion individuals may be required to work in areas where high noise hazards will prevail, and hearing protection is required.
