You’ll ensure maintenance requests are properly assigned, tracked, and resolved while keeping work orders, vendor follow-ups, and maintenance expenses organized and up to date.<br><br>Serve as the main liaison for all internal and external stakeholder communications. Receive incoming maintenance calls from operations teams and promptly dispatch technicians to resolve issues. Coordinate, track, and follow up extensively with technicians, third-party vendors, and subcontractors to maintain high service levels. Maintain and systematically fill out payment trackers and financial reports to monitor maintenance expenses and vendor invoices. Maintain an agile workflow divided between field-based site visits and office administrative tasks. Leverage computer literacy and robust task-management skills to log, track, and close out work items seamlessly.<br><br>What We’re Looking For<br><br>4+ years of experience in facilities coordination, maintenance coordination, or a similar role. Strong communication skills in both written and spoken English and Arabic. Proven ability to coordinate multiple work orders, technicians, vendors, and subcontractors simultaneously. Strong organizational and follow-up skills, with the ability to manage both field-based and administrative responsibilities. Ability to read and understand site layouts and basic facility plans. Analyze delivery zones, demographic data, and competitor density to validate site viability. Build and maintain a strong pipeline of prospective sites through direct outreach, brokers, and real estate networks.<br><br>Deal Structuring & Negotiation<br><br> Lead commercial negotiations with landlords, property managers, and brokers to secure favorable lease terms and conditions. Draft, review, and finalize Letters of Intent (LOIs).<br><br>Cross-Functional Collaboration<br><br>Legal: Partner with internal and external legal counsel to draft, review, and execute lease agreements, ensuring compliance and risk mitigation.<br><br>Finance: Work closely with the finance team to develop business cases, secure budget approvals, and track project CAPEX and OPEX.<br><br>Procurement: Coordinate with procurement to align on vendor onboarding, equipment sourcing, and fit-out materials needed for the new locations.<br><br>Act as the primary point of contact for these departments, removing roadblocks and driving tasks to completion to "get things done."<br><br>Construction & Project Shadowing<br><br> Shadow and support the internal Construction and Facilities teams during the project execution and fit-out phases. Act as a liaison between landlords and our construction teams to quickly resolve any site-specific issues or delays during the build. Proficient in interpreting architectural layouts and blueprints.<br><br>WHAT DID WE ORDER?<br><br> 3+ years of experience in commercial real estate, retail expansion, property acquisition, or a similar role. Experience in Food & Beverage (F&B), dark kitchens, or quick-commerce expansion is a massive plus. Negotiation Skills: Proven track record of successfully negotiating commercial leases and navigating complex property deals. Project Management: Exceptional organizational skills with the ability to manage multiple site acquisitions and build-outs simultaneously.
