The role will focus on maximizing occupancy, rental income, and property profitability through the acquisition of quality tenants, effective lease negotiations, renewals, and strong tenant relationship management.</p><p><br></p><p>The position will work closely with the AGM – BDCR, Legal, Finance, Property Management, and other relevant departments to ensure efficient execution of leasing activities and achievement of commercial objectives.</p><p><br></p><p><br></p><p>Key Responsibilities</p><p><br></p><p>· Assist in the development of leasing strategy, plans, policies, procedures and practices to ensure having a sustainable business and achieve the business development & leasing objectives.</p><p>· Support in the leasing & tenancy operations, leasing of new letting, renewal negotiation, expiration, and handle leasing matters for the company’s facilities.</p><p>· Assist in identifying potential clients as per the merchandize / client mix strategy to maximize client occupancy and overall offering.</p><p>· Support in the assessment of the leasing proposals to ensure effective merchandize / client mix is aligned with the planned positioning of the property and perform background check on the potential clients’ financial stability.</p><p>· Participate in negotiations with existing /potential clients for leasable space and make recommendations on preferred locations for senior Management decision making.</p><p>· Analyze market trends, and conduct market research to assist the Manager to prepare the overall budget forecast for income and expenditure for the Leasing. Ensure that the forecast is in line with company objectives.</p><p>· Supervise the handover & takeover of leased area.</p><p>· Develop and maintain the database of potential clients.</p><p>· Manage/ update the call/visit log, ensuring that calls are responded to in a given timeframe.</p><p>· Assist in lease renewal and store closure negotiations and take necessary corrective actions in liaison with the legal office.</p><p>· Coordinate with legal advisors / Finance Department for reviewing the leasing agreement to ensure it is clearly documented and meets the legal requirements.</p><p>· Execute all leasing operations in compliance with the leasing procedures to fulfill business objectives.</p><p>· Review and recommend corrective actions based on leasing activity / actual to budget reports.</p><p>· Assist your line manager in monitoring and reviewing the performance of the company against key performance indicators and highlight any variances to management.</p><p>· Attend leasing update meetings and provide detailed status updates to your line manager.</p><p>· Receiving visitors or prospective clients in the company’s management office and offering leasing</p><p>solutions as per their requirement.</p><p>· Develop, review, and maintain a database of all past, current and potential clients /corporate and key clients by utilizing existing tools and systems.</p><p>· Manage / update the call/visit log, ensuring that calls are responded in a given timeframe.</p><p>· Support in the preparation of business development strategic plans, growth strategies, new market entry strategies, and strategic alliances in line with the vision, mission, and strategic objectives of the organization.</p><p>· To assist in increasing the leased space by potential / existing clients in Tower or Shopping center to maximize the revenue for the company.</p><p>· Assist in building the brand by bringing fresh, new-to-market offerings and products to the property that will excite and engage the visitors.</p><p>· Support with the updating of contact information when needed</p><p><br></p><p> · Gather market intelligence and utilize the market research for ongoing and future projects to contribute to the assessment of the opportunities and proactively plan to explore them.</p><p>· Assist in identifying and developing potential business opportunities to meet tangible objectives and targets and to maximize and sustain revenue and profitability.</p><p>· Maintain good relationships with the current clients, key clients, and retailers to sustain and prosper the business relationships and expand existing business.</p><p>· Research the market to evaluate the current rates and provide reports to the management and acquire new clients for the business center.</p><p><br></p> </div><h2 class="h5">Skills</h2>

<p><h4>Position summary</h4>
<p>Perform scheduled preventative maintenance in guest rooms, meeting rooms, and/or public spaces as required, including flipping mattresses, vacuuming behind and underneath furniture, deep cleaning carpet, touch-up painting, dusting, cleaning bathrooms, ensuring that all appliances are present in the room and in working order, cleaning and replacing light fixtures, and inspecting grout and caulking. Maintain, repair, and clean all guest rooms, meeting rooms, and/or public spaces in accordance with the property room preventative maintenance procedures and standard guidelines (e.g., GCPM, CARE, Make Ready Team, Perfect Room Team).</p>
<p>Perform preventative maintenance on hotel equipment as required and miscellaneous minor repairs such as tightening loose toilet seats, changing light bulbs, and patching holes in walls. Report any serious maintenance problems, unusual findings, or safety hazards immediately to the manager/supervisor.</p>
<p>Follow all company safety and security policies and procedures; report accidents, injuries, and unsafe work conditions to manager; and complete safety training and certifications. Follow all company policies and procedures, ensure uniform and personal appearances are clean and professional, maintain confidentiality of proprietary information, and protect company assets.</p>
<p>Welcome and acknowledge all guests according to company standards and anticipate and address guests’ service needs. Develop and maintain positive working relationships with others, and support team to reach common goals. Ensure adherence to quality expectations and standards.</p>
