<p>The Project Manager leads Zaleej’s real estate development and construction projects from concept through to handover, covering mid- to large-scale residential, commercial, and mixed-use developments across Kuwait. <h4>Key responsibilities</h4>
<p><strong>Project planning & delivery</strong><br>
Lead the full project lifecycle from initiation and feasibility through permitting, tendering, construction, and closeout.<br>
Develop and manage detailed project execution plans (PEPs), budgets, schedules, and resource allocations.<br>
Forecast project cash flow requirements and coordinate timely contractor and consultant payments to maintain project momentum.<br>
Select and onboard suitable consultants, contractors, and vendors, ensuring competitive pricing and proven capability for the scope at hand.<br>
Coordinate closely with architects, engineers, quantity surveyors, legal consultants, and government authorities for permits and regulatory compliance.</p>
<p><strong>Team & stakeholder management</strong><br>
Lead internal project teams and supervise external consultants and contractors, providing clear direction and accountability for performance.<br>
Serve as the primary point of contact for all project stakeholders, including senior leadership, regulatory bodies, and utility providers.<br>
Develop and mentor junior team members through structured on-the-job training and clearly defined performance objectives.</p>

Monitor site activities to ensure adherence to scope, schedule, budget, quality, and safety standards.<br>
Conduct regular site visits, chair weekly progress meetings, and issue concise project status reports to senior management.<br>
Identify and proactively mitigate risks, change orders, and project delays.</p>
<p><strong>Commercial & contractual administration</strong><br>
Negotiate cost, scope, quality, and schedule terms with consultants, contractors, and suppliers to protect commercial and delivery outcomes.<br>
Review, negotiate, and manage construction contracts, procurement schedules, and tender documents.<br>
Approve invoices, monitor financial performance against budget, and enforce cost controls.</p>

Maintain accurate project documentation including progress reports, meeting minutes, variation logs, and regulatory submissions.<br>

<h4>Requirements</h4>

<p>Job Summary: Promotes and enforces the implementation of all QHSSE requirements and facilitates implementation and improvement of Barrier Management System (BMS) onboard the rig. Provides guidance and expertise to all personnel on Health, Safety, & Environmental (HSE) standards and assists with related goals and programs.
