Role overview

The Property Manager assumes full ownership of the day-to-day operations of Zaleej’s Kuwait portfolio, covering both commercial and residential assets. This role exists to protect and enhance asset value, maintain high occupancy, and deliver a seamless tenant experience — while driving process improvements and accurate reporting through YARDI. Success in the first 12 months looks like a measurable improvement in portfolio occupancy, fully embedded YARDI workflows, and a property management team operating with clear SOPs and accountability. The role sits within the Property Management department and works closely with leasing, finance, and facilities functions.

Key responsibilities

  • Oversee the full property management cycle for a portfolio of commercial and residential assets in Kuwait, ensuring occupancy targets, rent collection, and service quality benchmarks are consistently met.
  • Lead, supervise, and develop regional property administrators; establish clear performance standards and serve as operational backup when required.
  • Design and implement standardized property management processes and SOPs to improve efficiency, with a focus on embedding and optimizing the YARDI system across all workflows.
  • Manage the end-to-end leasing cycle — including tenant sourcing, lease negotiation, renewals, statutory compliance checks, and marketing coordination — to minimize void periods.
  • Monitor all vendor and service contracts for compliance, cost control, and performance; coordinate planned and reactive maintenance within approved budgets and SLAs.
  • Prepare and present accurate monthly portfolio performance reports covering occupancy, rental income, arrears, maintenance expenditure, and market trends.
  • Analyze market conditions and competitor activity in the Kuwait real estate market; recommend pricing adjustments, capital improvements, or repositioning strategies.
  • Act as the primary liaison between tenants and management for property-related issues, ensuring prompt resolution and high tenant satisfaction and retention.
  • Secure management approvals on capital and operational expenditure, maintaining full documentation and audit trails.
  • Respond to after-hours property emergencies, coordinating contractors and communicating resolutions to stakeholders.

Requirements

Essential (must-have)

  • Bachelor’s degree in Business Administration, Real Estate, Property Management, or a related discipline.
  • Minimum 5 years’ hands-on experience in property and leasing management within the Kuwait market, covering both commercial and residential assets.
  • Demonstrated proficiency with YARDI (or equivalent property management software) and Microsoft 365.
  • Bilingual fluency in English and Arabic (written and spoken) — essential for tenant relations, regulatory filings, and internal reporting.
  • Strong financial literacy: ability to prepare budgets, analyse rent rolls, track variances, and report clearly to management.
  • Thorough knowledge of Kuwait property management regulations, Ministry of Justice lease registration, and municipality compliance requirements.
  • Valid Kuwait driving license and transferable Article 18 residency visa.

Preferred (nice-to-have)

  • Exposure to GCC, US, or European real estate markets in addition to Kuwait.
  • Background in project management methodology or a relevant certification (e.g. PMP, PRINCE2).
  • Experience with financial analysis at the property or portfolio level.
  • Familiarity with customer service best practices and facilities coordination.
  • Established network of government and industry contacts in Kuwait.
