Job Summary
The role ensures that all projects meet regulatory, building, and fire/life‑safety requirements by managing authority approvals, licenses, inspections, and due‑diligence activities. It coordinates closely with government entities, reviews technical layouts to verify compliance, identifies and resolves potential regulatory gaps, and liaises with consultants and internal stakeholders throughout the process. The position also provides clear reporting and oversight to support smooth project initiation, progression, and operational readiness.
Job Responsibilities
- Review layouts and ensure alignment with local authority regulations and fire/life safety codes.
- Maintain general and updated knowledge of building codes and activities requirements as per authorities’ regulations.
- Liaise with consultants and authorities to facilitate approvals and communicate regulatory requirements with concerned departments within property team for execution and compliance.
- Managing a licensing team responsible for issuing and renewing “Kuwait Fire Force" licenses for buildings and units, ensuring compliance with regulations. Including identifying the licensing requirements and managing the team's performance
- Managing the contractual relationship with government authorities that includes contracts renewals, rent payments and related processes.
- Responsible for dealing and communicating with government authorities such as Kuwait Fire Force, Public Authority of Industry, Kuwait Municipality, Ministry of Water & Electricity, and others, for licensing requirements and necessary approvals for projects, activities, and renewals.
- Identify any gaps, constraints, factors that might lead to non‑compliance and develop appropriate solutions to ensure compliance
- Acting as key stakeholder in the Project Management Office (PMO) processes for projects and initiatives, providing real estate insights and risk assessments for projects.
- Managing due diligence and ensuring compliance with regulatory authorities to enable smooth business operations to enable business kick-off in owned and leased properties, including obtaining permits, attesting layouts, power hookups, and attending inspections
- Prepare detailed progress reports, summaries, and dashboard updates for senior management.
- Track and document project risks, mitigation plans, and authority feedback.
- Handle any additional tasks involving coordination with governmental or municipal bodies as assigned.
- Lead the development and implementation of departmental Standard Operating Procedures (SOP) and Service Level Agreements (SLA), streamlining internal workflows and ensuring compliance with corporate governance
- Develop an action plan project trimlines for real estate related projects, to follow‑up and supervise the implementation of the recommendations and actions in coordination with relevant departments
- Lead weekly progress reviews, task follow-ups, and issue resolution across departments.
Candidate Requirements
Skills, knowledge & experience required:
- Bachelor’s degree in Architecture , Civil Engineering, or any related field
- Minimum 8 years of experience in consultancy or project coordination roles within real estate or facilities.
- Proven experience managing multi-disciplinary teams and complex project structures.
- Ability to manage multiple stakeholders and drive cross-functional collaboration.
- Strong understanding of attested layouts, fire safety systems, and authority regulations in Kuwait.
- Experience in dealing with Kuwait governmental authorities is essential.
- Demonstrated problem-solving capabilities and proactive approach.
- Proficiency in, MS projects and Microsoft softwares
- Strong analytical, organizational, and communication skills.
- Fluent in English & Arabic
